Common Symptoms of Sinkhole Damage
Much of central Florida lies on a base of limestone, carbonate rock and salt beds. A sinkhole is formed when rain or diverted groundwater dissolves and erodes these rock beds, creating underground pockets. Eventually, the weight of the soil and surface structures causes the ground to collapse.
Sinkholes vary in size, but one big one or numerous small ones can manifest as serious damage to a home or commercial building:
- Cracks in walls and around doors and window frames
- Doors or windows that do not work properly anymore
- Separation of walls from floors or ceiling
- Tilting or sinking of a section of floor
- Cracking floor tiles, pool decks or driveways
- Unusually large or rapidly developing depressions in your yard or driveway
- Fence posts that start sagging, or slanting of trees on the property
- Tree roots that are now exposed that were not before

Sinkholes usually expand if not treated by grouting or underpinning. The sinking is usually gradual, but rapid collapse has become more common in recent years, paralleling the draining of aquifers and ponds and diversion of surface water runoff due to development sprawl.
